Pricing is still important, but in today’s market your home needs to be “staged to sell”

I spend a lot of time with my clients working out a pricing strategy that will sell their home quickly in today’s “seller’s market” and net them a price they can live with. Starting too high often creates unrealistic expectations and is a tactic we never use here at The Bob Lucido Team. Instead, we set a realistic pricing strategy that will peak buyer interest in the market and create showings to serious, qualified buyers. However, with all this focus on pricing, we can’t overlook pricing’s counterpart: staging the home. If the right pricing creates buyer interest, it is proper staging that turns buyer interest into real offers. The key to good staging is pretty simple. First and foremost, get rid of the “homey” lived in look and replace it with the “open and clean” look of a model home. A little polish and paint, along with the elimination of clutter and personal items will do wonders to any home’s “wow factor” at showings. AT BLT, we always bring in a professional stager as part of the sales and marketing effort. Getting offers on the high end of your pricing strategy is very often a direct result of following the advice of the professional stager. Putting your grandparent’s heirlooms in temporary storage can be emotionally difficult, but the payoff can be getting a higher price for your home.

I absolutely agree that staging is critical in most instances. We live in homes that make us happy and comfortable but not everyone will see our house in the same way.
My dad had his house on the market about 2 years ago for about 8 months. He had a great house on the water near Annapolis but was ready to "move-down" to a condo with no maintenance. He hired an agent in his area and the house went on the market. I asked him if his agent had spoken with him about staging and he said "No", which I knew was a huge mistake. My Dad's house was lovely but highly personalized with pictures of the grandchildren every where you looked. Also, my Dad liked his creature comforts and had quite the home technology set-up with wires running everywhere (keep in mind the home was about 1400 sq. ft.). Lucky for him, the builder of the condo was also feeling the effects of the market and was not pushing him to make his contract non-contingent BUT it was getting close to summer and he really didn't want to deal with the grass, gardens, etc. I approached him to stage his home - I'm not a professional but have a pretty good eye. After about 2 weeks of bugging him, he relented. I scheduled a POD and the move-out of "stuff" began. Within 2 weeks of staging his home, he had a non-contingent contract - and from someone who had visited his home months before!!!!

Proper pricing is a vital component to succeeding as a seller in this market. However, the buck doesn't stop there. Buyers are looking for homes that are not only priced well but also show well. The term "love at first sight" is what buyers want in this market. As a sales agent at the Bob Lucido Team, I can assure you that our staging program along with our marketing and pricing strategies are what distinguish us as being able to sell homes faster and for more money than our competition.

I think a first impression tells it all. I agree that staging an home when selling it is very important. You will already have an edge over your competition. It may be painful or just a headache to put things in storage, but it may make the difference in whether a seller gets their top end price or their low end price.

My home was listed but the Broker we went with didn't have a staging service. To be honest, I didn't even know what "Staging" meant. When our house sat on the market, even with a good amount of showings, we didn't receive any offers. I was browsing the internet one day and hit upon your site where I read about staging and had my "Aha!" moment. We hired a stager and what a huge difference she made in our home. One week later, we had an offer on our house that we accepted. It was actually from a couple that had looked at our home pre-staging!!
