It was subdivided in 1952 and contains recorded lots however the proposed infrastructure has not been evaluated since that time. The property is zoned R1 - Low Density Residential. It is plausible to assume some alterations to the site plan will be required to meet the standards of the Frederick County MD planning department. Although the lots are fully recorded there are no site improvements. The entirety of the site is wooded with mature trees and offers a gentle slope. The project offers an approximate total of 1,267 ft of road frontage on Reels Mill Rd and 1,315 ft on MD Rt 355 (Urbana Pike) with the road entrance to the community planned off Reels Mill Rd. There is no current access to water or sewer and the property is not in the current planned growth area. Some perc sites may be plausible however previous attempts have been meeting with very little success. The property is in restricted soils.
